Relevance of a subject is caused by need of scientific-theoretical judgment of «the market of the earth» as integral component of market system of managing. Now the market of the earth is the sphere of a commodity turn of land grounds which can be used for construction of facilities of real estate and agriculture, it is also the land turn including both direct purchase and sale of the earth, and other transactions with it (pledge, rent, donation). Formation of the civilized market of the earth – one of key tasks on which successful decision the success of implementation of large national projects depends. Market of the earth one of the country bases of the economy. The size of market value of the land plots is influenced by a number of factors one of which is location. The analysis of influence of major factors on the example of the Penza region is presented in this article.
