The article describes the main problems of the formation of the market economy-class housing associated with a significant population differentiation in terms of income. The approaches to the justification of the construction of housing options for different categories of citizens. Along with the traditional examination process as the extent to which the availability of supply and demand for specific segments of the housing market and the type of solvent consumers are taken into account requirements for the level of quality and comfort accommodation. This approach to current market conditions allows you to create the most effective methods of formation and development of affordable housing for different social groups. The use of these methods allows the developer to work on a buyer is focused by addressing its most important preferences and ignoring irrelevant, which leads to the optimization of the construction costs and increase economic efficiency of the construction company.
