Relevance of a subject is caused by that now construction of shopping centers is in Russia at activity peak. In 2013 1,65 million sq.m were put into operation, and introduction of 2,45 million sq.m of trade real estate is planned for 2014. Payback of construction averages 15-30% today, and at competent development it can reach 50%. According to experts more than a half of the entered areas fall on the cities with the population less than half a million people. This article discusses the investment attractiveness of the construction of large shopping centers in the regions by the example of Penza: positive and negative trends in the development of regional commercial real estate markets, the main characteristic of large shopping centers of the city of Penza describing anchor tenants, the distribution of retail space in city districts.
